Lower Fairfield County has a wonderful
variety of condomium's including
Luxury Highrises, Waterfront Townhomes, Luxury Cluster Home communities, Pre-War Buildings around Greenwich Avenue, mid-city highrises, Cluster Home Villages, a well maintained adults only condominium community, and many other condominiums conveniently located to shopping and the train stations.









Luxury High-rise ? A Pre-War Building with a Concierge? A Townhouse with Water views? Luxury Home Community with Exercise Facilities, Pool and Tennis Courts? A Penthouse with Sweeping views of Long Island Sound?

When deciding to purchase a condominium there are many different style options to consider as well as amenities.Apartment styled condominiums include high-rises which might have balconies with the units. Apartment styled condo's have shared common hallways or common area's and elevators. Many of the luxury buildings have a 24 hour concierge service, health clubs and underground assigned parking. The high-rises often afford beautiful city views or views of Long Island Sound. An apartment style of unit may then be either one level (a ranch) or a two-level unit with a loft or second floor.

Townhouse condos have a number of variations. Townhouses consist of duplexes (two units attached), triplexes (three units attached), some may have only 10 units but many of the larger communities have hundreds.

Some townhouses have basements and common parking areas, some have attached garages. Some townhouses are a tri-level design with a loft or more often they are just two levels. Some townhouses have a small entry way and a flight of stairs immediately as you enter,
and a unit below which is either one level or a two level unit. If the construction is not solid this can be a big annoyance since you might hear the person living above you.

Another style of condominium is a cluster home. This is still a type of condominium although the buildings are not attached. Your ownership extends inward from your interior walls, to the floors and ceilings. *Although it is always very important to check the bylaws since each associations rules and ownership guidelines may vary. In the Greenwich, Stamford and Norwalk area most Cluster Homes are townhouses and typically have a one car or two car attached garage.

One of the requirements of condominium ownership is the payment of a monthly condo fee, which covers general repairs and maintenance to the common areas of the complex as well as, cash reserve funds (this is about 10 percent for new construction) for future needs.


Other factors many people consider who purchase condominiums in the lower Fairfield County:
the commute time to the train station by either car or walking, the cost of a monthly train ticket, parking availability at the train station, monthly common charges, the availability of boat slips, an attached garage or a common parking area.

Our area has a plethora of condominium offerings including Luxury High rises, Waterfront Town homes, Luxury Home communities, mid-city high rises, Cluster Home Villages, a large well maintained adults only condominium community, and many other condominiums conveniently located to shopping and the train stations.

Since we have such a diverse offering of condominiums I am featuring various condominiums which fall into the categories I have mentioned above. I have found when working with many clients that the location of the metro-north train is important. Another consideration is the commute time to the airports. Typically we are within one hour to the Metropolitan NYC Airports and about 20 minutes to Westchester County airport. To keep the property showings in perspective I always provide detailed maps and give an overview of where we will view properties.
